For many people, buying a new home has some advantages over an existing home. There are fewer surprises in a new home because you’ll know how it was built and who built it. New homes are built with improved, longer-lasting materials that are designed for easy maintenance and use the latest in energy-efficiency technologies. Because you make all the interior decorating choices like colors, styles, carpeting, flooring, cabinetry, you get exactly what you want instead of having to redesign someone else’s tastes and preferences to suit you. Often, new homes come with a comprehensive home builder warranty, something not always available on an existing home.

Do some shopping
What kind of house do you want? What styles are appealing to you? Get a clear picture of your dream home by consulting a variety of resources--home design magazines, newspapers, the internet, home shows, friends and family. Visit neighborhoods, open houses and model homes to see what’s available. Take more than a just a tour—try opening windows, doors and drawers to compare construction and materials across different model homes.
What can you afford?
If you’re financing your home building project, visit your lender early in the process to get pre-qualified for your mortgage. Remember to factor in expenses such as closing costs, property taxes, and other expenses.
Choosing a home site
Make a list of the features you need in your neighborhood. Perhaps you want to be close to schools, shopping or to have no more than a 15-minute commute to work. If you’re a gardener, maybe lot orientation and size is important to you. Keep in mind that not all home sites may be suitable to all home designs, so it’s a good idea to consider both home site and home design simultaneously.
Choosing a design
With thousands of designs available, you’re sure to find a plan that suits your taste, lifestyle and budget. Usually, a builder’s design will also feature sample construction materials and finishing products. Ask to see a description and samples of standard features included in the base price of your house, along with options and costs.
Choosing a builder
Once you find a design you like, have a conversation with the builder. Ask how long the builder has been in business and get references when needed. Do you feel comfortable with the builder? Does the builder listen to you and offer useful advice? What after-sales service does the builder offer? Is there a warranty and what does it cover?
